The Edwards Waterhouse Inn is an elegant five-room bed and breakfast conveniently located near downtown Fredonia, SUNY Fredonia, and Lake Erie and within easy driving of Lily Dale Assembly, Chautauqua Institution, The National Comedy Center in Jamestown, Buffalo and Niagara Falls, and the picturesque Lake Erie Wine Country.
Our amenities include working fireplaces throughout the house, including in both king guest suites, clawfoot tubs, walk in showers, and updates throughout the public spaces. We work closely with local and state artisans, farmers, and vendors to source many of our items and food locally, some of which is available for purchase, helping small businesses in our community grow. Breakfast each day includes home-made pastries, fresh fruit, and your choice of gourmet breakfast.
Around 1850 F.S. Edwards constructed a modest Italianate Villa at 71 Central Avenue in Fredonia, NY that was transformed in 1895 by the new owner, Dr. John Waterhouse, into a magnificent Queen Anne Victorian on two acres in the middle of beautiful downtown Fredonia.
